Several states offer low interest home loans and other housing assistance for qualified low- and moderate-income buyers. For example, the Pennsylvania Housing Finance Agency (PHFA) offers low-interest, fixed-rate 30-year mortgages. These loans are offered through approved lenders. After closing, the state agency acquires the loans and borrowers make payments directly to the agency.
Under federal law, to qualify for state-sponsored home purchase loans, buyers must fall within certain annual income limits. The loans are typically only available to first-time buyers or to buyers who have not owned and occupied a primary residence for a period of time. Limits also apply to the purchase price of the home; these limits often vary by location within the state. Buyers may be required to take credit counseling and/or homebuyer education courses.
In addition to low-interest loans, borrowers also may be eligible for down payment and/or closing cost assistance.

I wanted to take a minute to let you know what a fabulous job our Trident mortgage consultant, Matthew Matz, has done for me. I was involved in a transaction as the listing agent. The buyer was trying to obtain a loan through a local mortgage broker. The broker 'shopped' the buyer's loan to several lenders and finally got an approval with a sub-prime lender at 11.5% interest. Understandably, the buyer declined those terms. The seller (DuPont) had extended the settlement date three times already, and I knew they would not agree to another extension. When the co-broker (Re/max) said his client was going to try another mortgage company I insisted that it be Trident. The buyer met with Matthew at 3 PM on Wednesday, we had an approval at noon on Thursday, and we settled on Friday at 4pm! 49 hours from application to closing! I don't know if that is a record for Trident but it certainly was for me! Even though this loan had some challenges, Matthew was able to overcome those obstacles and got this buyer approved at 6.5%. Needless to say, the buyer was ecstatic, the co-broker was astonished and the attorneys office was amazed. I was shocked and delighted. Chances are we probably would have lost the listing if Trident hadn't been able to save the day.
